Effingham, IL-(Effingham Radio)- The Plan Commission held a meeting today at 6pm to discuss multiple agenda items.
There was recognition of appointments of the Chair and Vice-Chair to the Commission, and the minutes of the April meeting were approved. Up next were some preliminaries and final plats for different subdivisions, including Oakpoint Subdivision behind Kohl’s and a proposed restaurant site for Don Sol on Avenue of Mid-America, next to the Holiday Inn. All were approved by the Commission.
After discussion on those items, there were public hearings heard next. A rezoning of Oakpoint Drive was heard and sent to the City Council for final vote. But the big discussion item of the night was about a rezoning for commercial property and businesses on North Keller on the West side, by Hickory Hill subdivision. Jeffrey Spear testified in support of the rezoning, stating that the trend for the area is going commercial as opposed to residential. However, there were numerous speakers in opposition of the plan, with the main concerns centering around buffers between properties, and drainage to prevent flooding. All were residents of Hickory Hill subdivision, which is just west of area in question. They expressed their concerns about the switch to commercial property so close to a residential area, and what the change could do to traffic flow. There was also concern that the only road to and from the subdivision is in failing condition and will need upgraded if the change happens.
All of these were approved to be heard at the next City Council meeting, which is on May 17th at 5pm.
The next Plan Commission meeting is on June 14th.
